I don't really notice too much change in the Winter months, maybe a bit of slowing in the number that move out, but parsing through many years of data, I don't see any identifiable patterns of slowing rentals when it gets cold and blustery. 0Having said that, I have been seeing extremely strong rent up in the past 3 months.

Cellular concrete, while extremely light, is rather brittle (for lack of a better term) and breaks apart like chalk.

Condos are easy in my opinion.I'd say you aren't wrong in your line of thinking at all - Paying cash and getting cash flow right away is extremely less risky and could be the right move depending on your situation and risk tolerance.I think what most of us who commented above are thinking - is that one of the best things about real estate is being able to leverage OPM (other peoples money) and in this case, we are talking about leveraging the bank's money (and yours).

From my understanding, you can't just swap out all the members of the LLC that holds real estate without triggering a sale.
