I switched to full-time flipping (from a full-time GC) and almost ALL my deals are on the MLS and do not meet the 70% rule (gasp)...here is what I do and my thoughts:First, spend effort on meeting a lot of general contractors.

That right there is the issue with 50/50 agreements. someone needs to be the manager and take the lead on these things and split the vote.

Penalties for failure to timely comply are $500 fine PER DAY and potentially jail time.   

Toward the end of the due diligence period we received the final piece of critical info to make our decision: a lease agreement for a cell tower on the corner of the property.
