Without some kind of operating agreement indicating that he has the right to lien the property you all own, I'm surprised the bank is ok with it, unless they are having the other deeded owners sign some kind of consent for closing?

If you ask five people the same question about what is and is not allowed regarding them, don't be surprised when you get five different answers.

@Jason HirkoThey are surprisingly easy to spot.Can't prove income "self employed" and can't provide tax returns or 3 mos worth of bank statements.

I believe I have all parts but depending on what solution is provided I'm not surprised if I'll need something else.

as for the quality of their service (that Brazil expands on) given the above experience thus far, indeed i would not be surprised! 

W with the current conditions (low inventory) it is really does not surprise me.  

Coincidentally, I actually was in the area today showing condos in the Miraleste Pines development; I was surprised to see several 2 bedroom units on the market ($354k to $389k) in a development that is literally a half block from Palos Verdes.
