Understanding how a building is put together and what it will cost to fix or maintain an asset is extremely valuable.

I just recently found out about wholesaling and I have been studying none stop no I'm ready to start implementing what I've read.

When I paid the $500, did the 60 hrs and studied for my license, I decided not to get it.  

Bid price, plus your costs to maintain the property, which could include insurance and maintenance costs to make it livable so you can rent it out during the redemption period.These folks are the local experts on buying at tax sales - I'd recommend taking some of their free training before investing in these.     

I'm using this year to study market values in my admittedly broad target area (Thurston and Pierce Counties, WA), in preparation for making my first investment by the end of the year. 

If you plan to go this route, you need to study it, and be able to anwser any and every question in order to make the seller confident in going this route.

They also are not going to be able to tell you what you need to do to maintain your LLC and expand it's scope, when necessary.
