If you want hand's on, where they will be searching out assets for you within their network or if you just want casual streams of properties to look at when they hit the MLS.In my experience, I have found that realtors or brokers that work with investors but are not really actively investing themselves, are my best resource.

That being said there is a pretty steady stream of fixer upper inventory in EPA/RWC but with construction costs, expanded timelines and new retrofit codes there is an increasing $$ barrier to entry- Good for buyers that have the capital to reno and are aware of costs/timelines, not as good for those that are budgeting a quick, inexpensive reno.

For that reason, my STR folks prefer the rural areas surrounding.Other than that, you can't really go wrong- the Finger Lakes region is beautiful with lots to do, has a constant stream of visitors from downstate alone, and not enough STRs!

This might not sound that important as a lot of people assume you can just get what you want when you want, but when the market is heavily favoring sellers (as is likely the case coming up with the rates dropping) it becomes critical to have that competitive edge.Not to spill it all out here on the forums, but for example, a good listing agent is going to vet the buyers when they have a stack of offers.
