the door in the picture is not a solid wood door, the broken panel is just a thin veneer and it is a single glass door.there is no security or insulation with this doorthis door should have been replaced with a steel door long agomy recommendation is to change the door together with the frame, otherwise it is almost impossible to make the new door (called slab) be a perfect fit with the old wood frame that most likely already warped.

Also, make sure that your attic access hatch is sealed to make it airtight and use a thick piece of batt insulation on top of the hatch panel.

We are also strong advocates for sub-metering of utilities - particularly water & sewer - in those places we operate where it is not presently permitted.It seems we've had this dance before - in an earlier discussion about the cost effectiveness of photovoltaic panels on a rental property, you were emphatic that I was incorrect in stating my local electrical utility would not purchase surplus electricity generated by a customer despite my posting a link to their website where the policy and practice were clearly stated.

In fact, I have a property that has a similar door on the back of the house and, even though the tenant didn't have an issue with it when they first rented the house, they did later express concern about the safety/security of the door due to the large glass panel and the ease with which it could be broken into.
