Subdividing a parcel, even just a simple parcel map to create 2 or 3 parcels can take some time/work/money.

Yes, per all your suggestions; I spoke to the Lender & realtor and have decided to put only the Title in both names. :) haha...the Subjet Line title must have caught your attention though and I was happy I clarified in my question. 

If you're located in a small town, I would suggest putting up flyers, visiting the local community center or create local job postings on Craigslist to gain some momentum.
