Hi everyone, I'm new to Bigger Pockets, and I have a few questions that I'd be quite interested in getting some opinions on.For a little bit of context before I get started, I'm a college student in Louisville, KY with an internship that pays me quite well, so I'll actually have a significant amount of money saved and invested in index funds by the time I graduate.

I no little about the place, but based upon the little I do know the following might make it viable:1) WDC in general seems to grow whatever else doesn't no matter what and the entire area benefits2) It's also the number one tele-commuting city in the country so daily commutes may not be a huge problem for many target tenants.3) Lovettsville itself has high personal income levels, quite low unemployment levels, many young professionals, excellent schools and was listed as one of Virginia's best cities to live.

Now IF we had all the people in the world going to trade schools which are currently at about 5-10% enrollment of pre-collapse numbers, and IF we had every developer dripping in billions to start all the developments needed to get to parity now, IF we had magic wands to waive to make the ridiculous mountains of red tape disappear so it didnt's take ridiculous months on months to get permits to break ground, you'd still have to answer for the fact that we can't get lumber, decking, fasteners or really just name the material because there is the biggest materials shortage in recorded history, only WWII compares in material shortages and there is 0 relief on the horizon because there is still various covid shut downs and restrictions.
