Single Family? 

Based on the conversation my realtor had with the seller's agent, the family selling the home is humanitarian in nature and would like to "help a family."

Thanks @Johnny MartinMy suggestion is to partner with a like minded person... and preferably someone like a family member who really knows you... a dad... an uncle, etc that understands the value of passive investing.  

Verifying rental history often takes a long time tocomplete due to applicants not giving us correct landlord contact information, landlords not returning our callsor refusing to give us any details.We also deal with applicants trying to have family or friends pose as theirlandlords.

If you're purchasing a new primary you can tap an FHA loan for 1-4 units with 3.5% down, if you can secure a seller concession it could limit the amount of equity needed..if not a new multi family primary you'll need a larger downpayment (15-25%) depending on the property type and occupancy.

But we contract with our margin sub $190 per SF right now all hard costs. 2 points 12% for investors. that's in Columbus Ohio for single family and multifamily ground up new construction 85% LTC
