@Amy Lin - If it were me I would have an experienced attorney start the eviction process immediately.They are probably going to hang on as long as they can rent free as they have the closing proceeds.They might care about their credit if they do plan on buying another place, so you might have some leverage there.

However, RUBS is generally a contractual issue, and additionally, may be limited by local rent control. 

I have been looking up a lot of properties in Northern Salt Lake County and Southern Davis County for a good move in and rent out other property and also a trailer to pay cash for to save money for down payment on a second place and etc.

I'm hoping to be able to find a home nearby that I can manage and rent by the room or house hack like I have been doing. 

If your plan is to rent it out part time, you might not hit that threshold.

Hi There,I have a single family investment property I am trying to rent in a gated community in the Brandon, FL  (Tampa) area.  

Plan on renting by room to maximize cash flow.

These are in C locations but my places are on the nicer end of what is available in those locations and my rent is also on the high end. 

If the cabin is brand new, figure 5 percent of annual rents for repairs and maintenance.
