Did you consider offering the contractor equity in lieu of cash spend on the rehab?

Maybe the last few years.As far as single families, the contractors are charging insane amounts of $ because they can’t handle the work they have.I’m doing a renovation on my home in Tosa and it’s like buying my house a second time.Maybe others have a different opinion.

Viewed several properties in person with my agent and brought one contractor onsite to give a quote (working on getting another one there to get a second opinion, but I don't think the numbers will end up making sense)Figured out financing and how I will be able to make a deal work when I find a deal. 

Good property managers and contractors will be your eyes and ears especially when things go wrong.

Some of the shingles were actually in need of repair, so our contractors had to remove and replace them or reinforce them. 

Maybe someone in the Scranton or Philadelphia area can recommend a contractor for a 2nd opinion

Of course I would have to get bids from contractors to get my ducks in a row and to verify the scope of work. 

A realtor focused on investment clients won't recommend a bad property management company or contractor because they will want to keep you happy.
