I would say the bigger fool here is an agent who lets a listing agent decide how much they should be paid in a transaction...

What economic indicators led you to decide to come to Columbus?

That being said, I have decided against owning individual properties within the SDIRA.

I decided to start small with a mobile home flip.

You'll have to decide which of these expense items to include/exclude based on your real-world expectations of how you will handle the property. 

At that point you can decide what your investment strategy will be: flips, buy & hold, multi-fam, BRRRR, etc. 

So here's another question,  With auto pay set up let's say one tenant decided not to pay, Is it as simple as calling the bank and cancelling auto pay until you get the rent squared away again?

Since they won't actually be signing a lease until the move in date, what would be the best possible way to write up the transfer of this fee and still be protected on all sides to be able to keep it if they decide to back out before giving the rest of the funds needed to move in (which of course I don't anticipate happening).
