Pull a list of coming foreclosures from public records usually free, get the owners phone numbers and calling to see if they want to sell before auction.

I had success looking at vacant properties (Virtually driving for dollars), looking at publicly available data that no one else is looking for and specially not available in commercial software's.

I know perception of HOA are typically negative but don't forget HOA's typically cover big expenses including foundation, roof, exterior, ground maintenance, windows and sometimes utilities. 

I tried looking up some of this on my own, but was still a little unclear and don't want to get myself in trouble.Does handicap accessible meant just the public areas of the unit, or does it apply to inside as well?
