., RE/Max or Keller Williams, is going to have pressure from their own management to "perform" and weed out agents who don't sell/produce enough, which means they won't even consider you if you're saying you have no intention of doing any transactions under their umbrella.I know people who have done what you describe, but they either already had a close friend who was a broker who was willing to take them on, or in one case they bit the bullet and just became a broker themselves (which is fine but is additional time and expense).

You are begging for troubles of all kinds.  

However, the unit will produce some cashflow. 

For sure there are good people out there with good intent, however you also have the troubled ones as well.

We’ve had the same tenant in there for 4 years and their lease is coming up and they have recently had trouble paying on time and are worried that we may have to find another one.

I purchased a commercial property and held it for a couple of years and recently completed a Refinance; however, the trouble I ran into with every lender was the ‘Homestead’ rule within constitution - NOT your property tax ‘Homestead’ exemption via County Tax office.

I am ok with that, because they also give me less trouble and take better care of the property. 

I have about $100k saved up and am having a lot of trouble finding a market.

However, I need to guarantee that this platform is consistently producing high returns and proper management.
