I'm pretty sure that any investor who has been in this business more than a few months has dealt with a bad contractor...or two...or more.Do I think all contractors are bad? 

The basement apartment pretty much always attracts the lowest quality tenant in any given area.

Did not your from the area but my duplex is doing good and pretty easy to find renters.

People hope that it can be done part time or only after work hours but that's a pretty big stretch.

As far as Flipping in Calwa, it's never going to be a great area but I've heard the tenants are pretty low maintenance overall as most of them are farm workers who don't want any trouble.  

During the last downturn, Boise was hit pretty hard with prices well below the cost to build.
