Perspective tenants understand concerns about dogs and have invited us over to their house to see that dogs haven't done any damage.Both tenant and wife are employed - tenant at same job over 5 years, wife, 2 years - employment has been verified with adequate income for rental.

Fortunately with it currently being a buyer's market and all, more people will probably be interested in buying a house versus tossing their money in the trash with renting (I'm talking from an owner's perspective, not an investor's).
