Just need to really cherry pick the deal in order for the purch plus rehab plus closing costs to come in under the 70% LTV that most banks providing the permanent financing would require on a rate/term refi.If you can do that, you can be all in at $0!

That can get a little tricky to plan out and also to pitch to investors because you have to consider the impact of the time value of money (a dollar now is worth more than a dollar in year 5 when the refi happens, for example).

Was just wondering if anyone has experience on whether it would be more convenient to use a Heloc to build and then refinance to pay off Heloc or just a standard construction loan to a permanent loan.A little bit of  extra info: -it would be our first build -it will be a full concrete build (roof too) -We have enough equity in one of our houses to cover the build cost of both builds if we use a HELOC.
