I’ve listened to all the BiggerPockets podcasts, and they are all very inspiring, but I haven’t really heard any episodes that dig into the nuts and bolts of scaling, and what real estate investing looks like on a daily basis, whether for a newbie or seasoned investor.

My contractor was great but I've been working with contractors for 15+ years and never had an experience where the contractor didn't make mistakes on a daily basis.

She's had several jobs over the years I've known her, but by far the worst of them was an upscale unassisted care in the area with a bunch of amenities, including a chef preparing the daily menu.Health care services in this place are a la carte -- the more you can do for yourself, the less you pay, but if you want a nursing assistant to help you with your shower, you pay, if you want someone to feed you during lunch you pay, and if you no longer fall within the specific requirements of what's called "unassisted care" you can no longer stay at the facility.On the surface of things, the place looks like a geriatrics resort: elaborate meals, planned activities, aerobics classes, hydrotherapy. 

I don't want to do daily or any leases shorter than 6 months.

- car payments - a 19 year old jeep (my daily driver, paid in cash) - incoming assets (probably equal to around 100k)What we want:- more family time ( I work two jobs, neither one in my degree field) - a house (currently renting) - grow our money & turnaround our growing debt. - passive income- break out of our generations-long socioeconomic status & be able to leave our children with more opportunities than we have been given. 

Just curious if any of you have encountered a similar plight and found creative ways to put deals together.Switching gears a bit, I drive past the county courthouse almost daily. 

Is there a target average daily rental rate that we should be aiming for to make a selling price like $550k work? 

Then cross-reference is to other airbnb listings as far as average daily rates and what their calendar looks like from an occupancy standpoint, i.e. how booked up are they? 

All these forms of investing require one to set up systems and daily rituals to work their systems while refining their systems.  

It is one of the only cities that has daily ferry service to San Francisco, Mare Island the former Naval yard is being converted to breweries and movie studios (Netflix & Paramount) and the average income is rising while the average age of residents is declining along with the crime rate.
