I would guess it would not effect rental amount but possibly effect the time it takes to rent...so yes it could very well have sn effect on your bottom line.

So many homes have some wood framing whether the owners know it or not.The bottom line is that the wood frame homes aren't sitting vacant for lack of ownership interest or refusal to occupy.Bob

I assume the shower doors slide in a track.. if so,  to remove the doors is rather easy you lift off the top track and lift out the doors,, the side rails and bottom track would remain, so you could put the shower doors back in.

I move into their head and push their bottoms till they break.

The roof and furnace are way down at the bottom of my list. 

What you see are mouse droppings behind refrigerators, in the bottom and back of kitchen cabinets, etc.

Bottom line, if you know the type of people you are renting to and knowing your area, you should know if you have to provide appliances or not.If you are flexible, don’t purchase anything now but let the real estate agent know that if need be, you will be ok to provide appliances.
