I followup later to make sure item was fixed and pay my handyman.I manage my properties with minimal time.Once you have systems in place it is smooth sailing.

Yes I will be checking into how long I need to stay but we're going to get in and out as quick as possible.The repairs are minimal; it needs paint more than anything but I will also need to purchase a refrigerator, push mower, and weed eater since I will be doing the lawn myself.

I personally like Texas LLCs because there is no annual fee and minimal requirements paired with it being a business friendly state.

I would strongly consider a different vehicle; maybe not a $2K beater as suggested, but something reliable, with lower insurance, and minimal, or in your case based upon the 11% interest rate, NO payment.  11% interest rate on a car loan says your credit profile isn’t where it needs to be.  

I have one now, the cost breakdown is 2 pages, with minimal detail.

I have read some posts where the recommendation was to do month to month leases in order to have an easy out if things don't work out, and in addition to rent the rooms furnished to minimize wear & tear by short term renters moving furniture in and out.

The house requires only minimal cosmetic updating. 

Even the most obvious of things just post them up, nothing can be overlooked for me as I am obviously trying to minimize my mistakes and come out with as much in place as I can. 

E.g. iLevel (if running a fund), or the Yardi / ResMan platform (not very nice from an IR perspective, also minimal data analytics)The above are just a few of the items you will need (and might be already using).
