Brian I say this as constructive criticism: You are going to have to change your entire mentality of landlording if you expect to last in this business .

The internet is filled with all sorts of false information and people making false claims.Agreed there is some obscure real estate site were some person I have no clue was/is and did a whole piece on what rude person I was LOLand with google it stuck there and I have had people ask me about it.. but when you read it .. pretty obvious the mentality of who wrote it. 

20K will run you very slim very fast - Not a great position to be financially and mentally. 

I’m talking about do you have the mental capacity to finish college.

They can form a pack mentality and gang up on other dogs/humans.

At this point I had so much time and mental energy into that deal, let alone allowing him to use my contractors, so I really had no desire to do all the work for a few bucks.

I also have two little kids (5 and 2) and would love to have more flexibility when it comes to them -- volunteering in their classrooms, taking them to the doctor, staying home with them when they're sick.And here's a weird little tidbit: The doctor who treats me for anxiety thinks leaving teaching and becoming a full-time REI would be great for me and my mental health.

And feeding off the herd mentality on the front end is one good place to be...

This way, you may sell at a loss, but at least you won't have to bring money to the table (maybe).Remember, this albatross is not only losing money for you, but you are also losing sleep, time, and mental energy.  

I have to say I'm very encouraged by the mentality of investors helping other investors.
