While I personally don't like to hold properties in companies, the people I know who do tend to suggest roughly $500K equity per company as a happy medium between getting too complicated and spreading around the risk.

Anyone who has 5 or more properties (or 10 in some cases) is going to a local lender (or a HML who does medium term financing) to get a loan because they no longer meet Fannie or Freddie guidelines and can't get a "traditional" loan.

Seasonality at the beach is dramatic, and weeks or month long contracts are easy to obtain almost anywhere in the South because of housing demand shortages, particularly in places like Charlotte (8000 listed homes, and 60,000 applications for those homes for medium term rentals).
