Just one of the automations Investor fuse has saved me at least 10 hours a week of looking through and categorizing leads to follow up on that were overdue.

My cost-to-build (very basic conversations with a boutique builder) would land me at the same listing price as developments that were 5 miles away, in a better area, where a "real" (I'm an amateur) developer is building 20 tract homes and getting the associated materials discounts.  

So my suggestion is just be out there at parties, pancake breakfasts, spaghetti dinners, meat raffles, talk to neighbors, walk the streets and then don't be shy about bringing that you are an agent up.

I'm just getting started and most of my cash is in my second deal that I just put on the market this week so that isn't really an option for me at the moment.
