I think 'high IRR' is subjective but also linked to the business plan.

I personally would put the property into an LLC as part of an overall plan to protect my liability.

Dave is a pretty smart guy and at his age levering quality RE for the long haul a good plan.

Just curious of what others think of this Plan B option. 

Hello everyone, I am a new landlord with little experience and wanted to get some insight on a rent increase I am planning on my rental home. 

Also, if you haven't completed your estate planning yet, if you own real property, now may be a good time to consider that for your family. 

I'd plan to own it about 18 to 24 months.

Could be some type of project manager or general contractor if you plan on having more properties there in the future. 

Also this opportunity came through a turnkey rental company so there was additional premium baked in and as an out of state investor, I was not planning to visit there and don't know anyone who lives there either.

My business partner and I plan to fund around 35% of each deal as sponsor/GP, and will raise the rest from our LP's.
