The other economic factors have a lot to say about the medium-term change in rents (population, wages, unemployment, etc).You are correct though, it would not need to be done as the conclusions are obvious in hindsight.

The battery one will be replaced, but I am guessing at my cost as I can not prove they did it intentionally, even though they definitely did smoke in the property, and a lot to use up a ten year battery in 5 months.I kind of feel like way back when I was a teen, decades ago, the insurance company would give you $100 to $300 if someone else damaged your vehicle with a big scratch, because it was not worth fixing, there was a consequence, but maybe not now for rentals that get these types of damages.Usually I just do not go after these type of damages, but for these people I will.

It is impossible to have someone else invest your money in real estate and $25,000 is a lot to lose, regardless of whether or not you say you don't care and making that statements says a lot since every dollar counts and if you lose that money and save another $25,000 then $50,000 can get you into some type of property you can own and have 100% control of.Don't be pumped up and anxious to jump in, have to cross your fingers and pray that the person you gave your money too will do a good job.

So I get that the FHA loan allows for a lower down payment but if you don’t have a lot to put down, how can you afford the higher monthly payment?

I encourage you to really look at your market rent to see if it was accurate because that is a lot to increase in just 3 years.
