Since we do not want to make repairs and hold onto this house anymore. 

We’ve updated the house and are ready to put it up for rental.

I subscribe to the 'don't leave much equity in each LLC' philosophy.

Overall the house is in livable condition but I want to add some value to it and keep it not just flip it. 

from what i know it usually takes about 6 weeks for the entire process, if you file for eviction you can usually get the home back, these situations are hard, more often then not the homeowner doesnt know their homes were ever put into auction and lose their homes, but usually with talking to the previous homeowner and proving you are the rightful owner you can get the home back, or at least negotiate them to leave cash for keys , if that doesnt work then file for eviction or notice to quit. 

I have 1 rental via house hack that we lived in for 2 years and slowly increased the value over the 2 years.

@Albert A.One reason the house hack is so great is that you don't need to break even.

The age of our housing stock and the capex that comes with it should also not be ignored.

We were after a very specific product within a tight radius, so we were able to mail almost all the houses that met our criteria without breaking the bank.

I've bid on a house on Hubzu and was the highest bidder when the auction ended.
