There is no spread if you can't sell it, and trying to sell a property at retail pricing is the job of a real estate agent, not a wholesaler. 

None the less, I travel to the areas 1-3 hrs from where I live and look around a lot.Recommendations for Rural narrowed down to this:1) Find a major metro area with strong jobs and increasing population, and search up to 60 miles out.2) Find the most affordable region 60 miles out that has something special to offer in the path of progress.

If you invest in an area that is prone to vacancies during downturns due to the job market or renters moving out to buy homes, then you have to be prepared for longer vacancy periods and increase the factor in the analysis.Most areas don't have this issue.

But I also think part of the investors job should be to improve the community while adding value to his/her portfolio.
