@Benjamin Carver Benjamin I suggest that that you start from where you are.The projected numbers will always be changing until they become actuals.The pro forma you initially create will morph along with the updated and refined data that you feed into it.

Properties will increase in value and so will property taxes and we want to be ready for that.It's better to not be in a deal than to be in a bad deal.

I personally g/tee these loans.Rates have moved down significantly and I recently had all properties appraised showing significant increases in value. 

While the rest of the RE market was on fire during 2020 and 2021, my SFH did not increase in value.
