DSCR loans rely heavily upon the ratio between the rent payment and the mortgage payment. 

If you want to look at locations, there are several places in NC that can meet these goals, beach, urban or mountain (some good ones were mentioned above).. but I would say it depends heavily on your goals, your budget, etc.. work with someone that can work with you to maximize ROI. 

I'm still weighted much more heavily towards real estate, but that's a function of leverage and how hot my local market is.

It depends heavily on the competition.  

The law already stipulates tenants can be held responsible for cleaning and repairs for damages beyond ordinary wear-and-tear.Document heavily with pictures/video, get the work done, hold them accountable.  

Europe, etc. got to spend heavily on whatever social programs they wanted.

If a wall is heavily scuffed and can't be cleaned, there's no need to paint the entire place.

The problem with what you want to do is that the prices are all over the place on that kind of unit and there's thousands of owners looking to rent their heavily used dumps for $100/night.

I don't invest as heavily in what we call the "Lower Rio Grande Valley" (Brownsville/Harlingen/South Padre Island) as I do in the "Upper Rio Grande Valley" (McAllen/Edinburg/Mission/surrounding cities).
