Another project I had him do was replace my water heater and it cost ~$750 which included a new 40 gallon gas water heater, installation, new supply lines and haul away of the old unit.

Talking to others, even though properties are rented, people stay for the long haul as long as its clean and taken care of.My ability to get my first home without a huge investment is another reason.

I would first ask for a new AC, cash at closing for one or something along those lines.The warranty isn't a bad way to go either, just be aware that they don't always replace the whole unit, just the broken parts, and you will have extra fee's associated with what ever they install including haul away, adapters, extra parts, new coolant etc.
