In my area they sell of their toys like campers, 4 wheelers and guns, etc. 

Another project I had him do was replace my water heater and it cost ~$750 which included a new 40 gallon gas water heater, installation, new supply lines and haul away of the old unit.

If it's blatantly obvious, I'll usually make a judgment call and just haul the stuff out.

I currently hold a job making 40k a year and my family does not really have a real estate background so I am fairly new to all of this.I know that I am interested in investing in small multifamily (duplex,Triplex) and holding on to them for the long haul.

Talking to others, even though properties are rented, people stay for the long haul as long as its clean and taken care of.My ability to get my first home without a huge investment is another reason.

Heck, once you own it, you could haul it out to some other MHP - or put it on your own land.

I would first ask for a new AC, cash at closing for one or something along those lines.The warranty isn't a bad way to go either, just be aware that they don't always replace the whole unit, just the broken parts, and you will have extra fee's associated with what ever they install including haul away, adapters, extra parts, new coolant etc.
