I do 100% agree with that and will go that route if needed, but I am really looking to hear from those that started without a good chunk of capital (what worked & what didn't when they went that route) so I can formulate an opinion on whether or not I want to go that route.

This allows the marketer to put forth a strategic advertising campaign, targeting likely prospects, and creating a funnel of interested potential customers who self identify by contacting the marketer seeking more information. 

While cash if key to keep the property safely under control, I seem to find that the larger returns for our portfolio to date come from strategic growth of equity.Hope that helps!

Pluses:-Long-terms leases (10-25 years) with total base term consideration guaranteed by national, publicly traded companies -Well-located parcels (many retail NNN properties are strategically positioned on heavily trafficked signalized corners with good parking, visibility, and ingress-egress, which bodes well for secondary leasing in the event you ever lose the tenant)-Many new, "build-to-suit" offerings with "absolute NNN" lease structures, which are completely passive investments.

As a buyer you have to be strategic and find motivated sellers if you are to insure against the price deflation that may come if oil prices remain low for an extended period.
