Kyndall,   You need to check out using Air BnB for short term rental, if your flight students are short term rentals.  

I will check the big ticket items and replace them upfront or get a warranty on them from the seller or get a discount from the seller for them to replace them upfront.

Not to mention they missed huge ticket items like replacing electrical that the insurance company had listed on their estimate and has an estimated cost of $20K, and other small items that will add up to a few thousand.  

Yeah, if you could hardline back to the switch, that would be the ticket. 

I'd say to buy the basic ticket (no extras), set an intention and come back to it every day (what do you want to get out of going), and network your head off.

The intention now is to start off somewhere cheaper and work/learn my way into bigger ticket homes (NYC).

Some predatory travel nurse agencies routinely cut pay as soon as the travel nurse begins their assignment with a take it or leave it approach knowing the nurse waited weeks without work for the contract to start, gave up other opportunities, and accrued thousands in out of pocket expenses for flights, rental car, signed a MTR lease, and maybe even relocated their family.  

I agree with @John Thedford, unlicensed activity is at a all time high because investing and PM is a hot ticket!!!
