Based on my pay/allowance calculations, I want to keep my purchase price below $215,000, to leave room in my budget for renovations/repairs/taxes/unforeseen expenses, and will base my final purchase price on comparable rental properties in the area.After 3 years, I would classify the property as an investment property, and hold under an LLC - relevant laws permitting, I would be my own landlord.

Then when I found they give a file of the final results online so I can study what people won, amounts of interest that were bid in certain areas, etc. - I was sold on online auctions.Now it does help that I get to the area I invest in every 18-24 months, so I'm familiar with the area in general.As for the interest rates - yes the really nice parcels go for less rates, but you can find really great parcels for good rates.
