If you are a cash heavy investor, then it might be alright, but you are gambling on appreciation and that is something that you can not know for sure.

Jessica, I can see several valid reasons for eviction but to keep yourself and your other tenants safe I would relay on a third party, in this case my favorite eviction attorney.
