The lien also likely expires at some point if the follow up suit is not filed in a timely manner.

I'd also try to arrange a longer term sandwich lease option if I were you, so that if your tenant buyer doesn't buy, then it gives you enough time to find a replacement.In a perfect world, lease option deals will still fail often.... people get divorced, change jobs, lose jobs, or not get their act together and not be able to qualify before the option expires.

Unless you wait till it expires which as you stated puts you out of the running until everyone else got to look at it.
