I purchased my first home (a duplex!)

I just went into contract on a duplex.

So I am wondering if we should have been very clear that we wanted this duplex for the "added value" we wish to bring (by rehabbing) and turning around and renting & refinance...

I currently have a duplex in Waynesboro and 2 in Chambersburg. 

The first team members under contract on his first investment property is Scott (you can read about his success here: https://www.biggerpockets.com/forums/21/topics/479285-purposeful-action-leads-to-massive-results-agent-success-story) He is under contract to purchase a duplex, which will allow him to live for free.

I am also personally closing on a duplex next week.

From talking to a handful of lenders, I've heard 15% downpayment for duplexes minimum and 25% for triplexes and quads.  

My wife and I are looking for out third investment property, but we are worried about how to get financed for the third time, we rent both of the properties and hope to find a triplex or duplex, and we rent where we currently live now, does anyone have any stories to add or any information on helping me, we have not put any of the properties in LLC form yet, also looking for info on this as well.

I'm working on purchasing a Duplex. 

We are in the middle of closing on our first property, a duplex!
