I have a 1937 beautifully maintained detached secondary unit that I'd like to be able to rent. 

My ADU was a detached garage conversion.

Again, lots of obstacles in the way.

What language or lingo did county assessor’s use to describe detached secondary living units with bathrooms in the 1950’s/1960’s in California?

@Alejandro FrancoJust had an appraisal completed for a refinance about 3 months ago for our primary residence and the appraiser added $100k in value for the detached 800 sqft ADU. 

The big obstacle is you need the income in past two years on your IRS to cover what you pay for housing and all debts PLUS some reserves.If you did this with little or no cash down and you have no savings it will be an uphill battle to refinance.

The property is a bungalow 2br, 1b, with a 2 car detached garage.

Trust me, a multi family property with a detached garage vs one that doesn't have one will have lots of value! 

Managing my current portfolio while simultaneously expanding my efforts became a minor obstacle as I continued on my real estate investing path.

The sprayed handle is detached from the hose - I want to deduct it from the security deposit, but how do I know this is not considered normal wear and tear ?
