We're not a fan of MTM leases - except now that COVID eviction moratorium has hit we are using it on Class C properties/tenants.BTW: we can break our lease as easily as a bad tenant can:)You can put any increase you want in the lease.You can also do best offer or auction off the rental to the highest bidder.

I don't think either having or not having a fan will fetch more rent, but if you're in a nicer class unit, tenants tend to be less "hard" on properties and things like fans have a longer lifespan.
