If your median is $800K like where I live in the Los Angeles San Fernando Valley - Studio City, seller financing does not work, and you should be looking at commercial, as in small apartments.

I heard this in an audio book (titled, "The Choose Yourself Guide to Wealth") I was listening to today and I thought it fit into this conversation nicely.

(I didn't have to pay last months rent for my lease.)The late fees in my lease are fixed ($100 for the first day late, $5 for each additional late day thereafter), but are likely related to the average monthly rent for the entire apartment complex (studios, one-two-three bedrooms).

I figure the larger would attract a family, while the smaller studio/1 BR types would be for couples/singles.

The audio portion is not good, its basically just some interviews.

@Jordan Moorhead I do not own properties in that area but the most profitable are small apartments like 2/1, 1/1 or studios since are cheap in comparison with bigger apartments or condos.
