I’d look into hoa and see if a raise is coming or any special assessments.

Court house auction are very popular also for a decent price you can easily unload to investors, PM me the details and I can give you a very good assessment 

If anything I find that there are more fees assessed going through the PPMs.Please educate me on why anyone would do this unless you were just informed.  

Of course you will want to assess supply and demand in the market and you will lose roughly 20-25% of your square footage to common areas/hallways.Mike

In the rarer instance where appraisal does not come in at where you need to be I would assess what the property means to you.

I'm trying to find a way to get that ARV. went to ERA website, typed in address and it shot back a range of 33k to 68k (excellent condition) which seems to agree with my initial assessment. 

Are you referring to a Zillow Zestimate or tax assessed value?
