I know to the wanna-b or small time individual investor it may seem a big deal but to the institutional investor who has a scope and vision measured in decades not months, yeah it's a blip. 

I'd start by going back to your goals and then working down the path to what is most vision-aligned for your family. 

But using those rules in a strict sense, to me, poses the danger of making you "myopic" or tunnel visioned.

I am ready to acquire as much knowledge as possible, network with reputable people, and execute on my vision of financial freedom.

My vision is that you could turn all of the rooms into live able spaces for students or turn half of it to business offices and the other half to the livable spaces.

You have given me much to consider based on sound reason and experience.Update: My wife and I happened to discuss this very topic this morning and she shared with me that she would consider this truly a shared asset where she'd want input and decision-making power over the property that does not fit with my vision of a future life, therefore I'll not be pursing this. 

And the vision of surprising my parents with a yoga retreat or an overseas venture definitely keeps me going!

As investors, it's your job to have the vision and end result planned out and put together.
