One of our first applicants for this new studio is currently in Japan and is not going to be able to make a trip here before he arrives for a year's academic appointment.

Or what would I say to people when the ask to come see it to make sure that they have a way to get the money...I've written "NO RENT TO OWN" , and "PLEASE DO NOT ASK TO VIEW THE PROPERTY IF YOU DON'T HAVE THE MONEY or HAVE NO WAY OF GETTING IT" ..I'm soooo busy and I have quite a few appointments to show it, but I do NOT want to be wasting my time.

I recommend looking through MLS or redfin.com to find anything tagged as a short sale and putting together a list of agents/brokers that deal with them.Contact these agents and let them know that you are interested in short sales and maybe make an appointment with them to to discuss exactly what you are looking for. 

If you develop a relationship with a realtor, they can provide access to the MLS for free and help you make offers, run comps or schedule appointments at no cost to you.  

The way things are now with my mom I have to drive her to doc appointments all the time and be around to help her.

Usually, the servicer is given the power of sale and appoints a new trustee under the deedof trust or mortgage to conduct the foreclosure sale.

Ideally I would like to only work with lead generation and listing appointments, and higher commercial deals.

Once the Writ is granted by the courts, you need to go to the local Sheriff's office and set up an appointment for them to do the formal eviction.
