Buying another 30+ units (7 seperate properties all in PA) and I’m going to split them up into 3 additional LLCs but wanted to add an additional structure on top of those 4 and make the 3 new ones SMLLC owned by a Wyoming LP.

Wouldn't advise tying payments to only the original price, should also be tied to portfolio retention - otherwise you could lose all the doors you bought while paying out all the revenue to the seller and your expenses.

He shouldn't care if you are getting bank financing or paying in full with cash.It's normal to do a final inspection the day of closing to be sure all work orders have been completed and nothing has changed unexpectedly.The seller does not control the buyer's agent commission unless the seller is going to pay that commission.The emd should be held by an escrow company or attorney, not by some "company".
