Hello BP, I'm looking at short term rentals. The pulled report is from AIRDNA.com. You apparently need to sign up to unlock features. Does this cost money? Also, is it worth it to sign up? Thanks, Garrett

I know of a program that allows Air BnB right now that you could basically think of as hard money on 30 year fixed terms (7s and 8s interest wise) and they'll allow cash out up to 75% LTV with no tax returns or personal income verification of any kind.

Thanks, it would not be a residence, I would have minimal personal items there, wouldn't even have a tv, etc, would just be there to supervise and even do some repairs myself if I'm able, sleep on an air mattress kind of thing.

There's not much ventilation so I thought about adding vent fans or windows to the hallways and stairwells as they all have at least 1 exterior wall.A cheaper and easier solution I thought might be a commercial grade air purifier in each hallway and some plug in air fresheners.Every room has 2 vent fans, a window, and a through the wall air conditioner so the rooms have good ventilation but the hallways can get stagnant, especially in the summer when it is hot(no a/c in the hallways and stairwells).Any suggestions that don't cost a fortune?

@Shia Rubin great advice and points to ask @James CarlsonI live in Boca and spoke with the city who basically said what you know--it's not allowed.People do it here but at the risk of being found out and fined.I didn't ask the more specific questions @James Carlson did, so missed those details.You may want to check out Delray Beach-the town next to Boca- where I know several folks Air B n B ing.
