Are there really that many people who can afford a $25k option fee who would enter a rent to own situation with you rather than purchase a house conventionally?

I am mostly concerned about his ability to afford the rent with a wife who isn't working and 2 kids.

I am worried about that single roommate not being able to truly afford the place. 

@Jacob Robles assuming you can afford it there is nothing wrong with your plan. 

I also agree with the approach of @Caleb Heimsoth .While I'm big on investors getting returns I think the pendulum has swung a little too far and the entire global economy has to start paying attention to affordability in the form of wage increases.Too much capital is sitting on the sidelines while wages aren't increasing.

You might can repeat that even cheaper if you go toward western 32210 ,32221 and other zips less trendy but more affordable. 

She is a senior citizen and can’t afford to pay rent I guess?

We had pretty much hit a limit on what most people could afford and now it's gotten even more expensive to own here.
