My wife has been doing base cost analysis for the renovations (she's an interior designer/architect) and is up to 47k on rehab with the list mentioned above.So there is wiggle room in the rehab budget but not much wiggle room on our end for the purchase price.Do I have my eyes set on too big a fish to tackle as a first flip?

Good thing is that the duplex I am worried about most both tenants keep their thermostats at 90 degrees in the winter (thank god electricity and gas are separately metered) so my hope is that the high heat in the interior of the home travels the thermal bridge of the roof joists and aids in the melting of the snow on the roof... may be wishful thinking.

What I'm saying is, I plan on adding value for the rent increase, but it doesn't cost as much as the rent increase to add value.Most of the places I've seen have decent interiors and acceptable exteriors.

If the numbers work out (you can use this calculator to determine COCR and NOI: https://www.biggerpockets.com/buy-and-hold-calcula... ) and the images suggest that the property is in decent condition, you may even consider writing an offer before you're able to get in to see it, with something like "subject to interior inspection" on the offer somewhere (your realtor will know what to write).
