The major costs are roof, (must have a 5 year life to get bank financing) - so find out when the roof was last replaced and if it was a "tear off" or simply adding another layer, electrical - is it updated or original, for the plumbing is it updated or original, heating/AC system what type (gas, coal, electric) and when last replaced, foundation - are the floors level or are they sloped, the siding and windows - are they original or have they been replaced.

No opinion on your location, but in general:Older homes:Better framing/worse foundations/mechanical systems in need of serious update (electrical, plumbing, heating)/area either more run down or more expensive (already gentrified)/more compartmentalized layout (no "open floor plan")/more dangerous material (asbestos, lead paint, knob & tube)/more termite damage/cheaperNewer homes: more or less the opposite.
