Private and hard money are also options for short term bridge type loans, probably the most expensive funds available but they’re available rapidly and offer a ton of flexibility if your property needs rehab work done.

@John MockerThat is a very good point I haven't crossed that bridge quite yet with the rental property but I will discuss with my agent to let them know the rental property will be moved into the LLC at some point.

I should at least look into a hard money / bridge loan (and would need to consider this risk in a shifting interest rate environment).

Was this a bridge loan, do you have perm financing etc?

I never wanted to burn any bridges though and just couldn't make the time when I was working a full time job.I recently was laid off from my job and am ready to hit investing full time.

So deal with tomorrow when you get to that bridge.
