I can't imagine a tax collector selling a lien at discount before exposure to public auction, since their job is to collect the full tax bill owed plus delinquency fees.

If so we use national real estate insurance group they are getting some good exposure out here on the East Coast but I'm not sure if they offer coverage in your area. we also have monthly builders risk policies too.it is a wonderful real estate investor friendly company good luck

However if you only had 100K in profit then you would pay tax on the 100K you take out of the 1031 and the 1031 wouldn't be of any benefit to you.Still it can be a very good strategy if you're needing cash out or wanting to slowly reduce your exposure.

tom sounds great but not ready to move yet.if it is local i will self manage, no problem w evictions or maint and repairs, if it is out of state i will let property management handle ityeah like i say not real interested in flipping but if the right deal came along i would, my parents did a lot of fixer uppers when i was younger and i have exposure to the whole process.

Rehabbers like nothing more than closing within a couple weeks of completion.If you're trying to backdoor this and get it on the cheap before adequate exposure--particularly if your market is competitive--you won't get very far if the listing agent is any good and the sellers are confident of their asking price.Good luck.

I would say that it could be a benefit to operate as an agent and invest as well for many reasons, one reason being that because you would potentially be very in tune with your markets as you would have exposure day in and day out, this could help hone your ability to realize value and develop resources and capabilities because of your exposure as an agent.I would also caution you to be careful that you wouldn't blur the lines between the two (agent and investor).
