The way I see it (correct me if I'm wrong), it shouldn't economically matter (unleveraged) to the developer whether he is buying a plot outright or through an LLC (the latter may actually be tax advantaged).

The only times you might be able to get 30YR fixed financing would be with a Fannie Mae direct loan or a HUD loan... both of which really need to be a $2M+ loan size with an intention of holding onto for 10+ years to make it economical.
